Several New Subdivision Applications Considered by Fayette County Leaders
The Fayette County Commissioners Court considered several subdivision applications at their meeting May 28.
Commissioners approved the final plat for the Live Oak Hills Subdivision off US Highway 90 in Precinct 3. The company Knesek/Praha Properties LLC is dividing a 27.1 acre tract into nine tracts ranging in size from 2.08 to 3.10 acres. The vote was 4-0 in favor with County Dan Judge Mueller abstaining. Mueller is listed as a managing member of Knesek/ Praha Properties LLC in business filings with the Texas Secretary of State.
The Court approved a preliminary plat for the Baumbach Estates Subdivision from developer John Haworth. The subdivision will be located off Baumbach Rd. east of La Grange in Precinct 2. Haworth plans to split a 175.72 acre tract into 26 lots ranging in size from 2.03 to 4.26 acres. It will include two new roads with cul-de-sacs. The Commissioners discussed some concerns related to stormwater runoff. However, the preliminary plat met all County requirements. The Court approved the preliminary plat unanimously.
The Court initially denied an application for a variance to subdivision regulations from Noah Jones and Arundhoti Ghatak-Roy concerning a 10.0964 acre tract off Goehring Rd. The property owners want to divide the property into four tracts ranging in size from 2.0921 to 2.6756. Jones was at the meeting and said he and wife wish to sell two of the lots and retain the other two to pass onto their children. Due to the shape of the property, they proposed three “flag” lots with long, narrow stems to provide exclusive driveways for each property. County subdivision regulations give the court discretion over flag lots, which can complicate drainage and utility services. Commissioners offered Jones some alternative arrangements to accomplish their goal. Jones agreed to rearrange the layout and submit a new application. He did so at the following meeting on June 11 and Commissioners approved it.
Also at the May 28 meeting, the Court approved an application for a subdivision variance from Tommy Gusman and Angela Gusman for an 11 acre tract off Prihoda Rd. in Precinct 2. The owners wanted to divide a two-acre tract for future sale and retain the remaining nine-acre tract. Commissioners approved the request with a stipulation that the final survey must show lot width and depth of at least 170 feet.
Lastly, the Court approved a variance request from Lee Morris for a 20.25 acre tract off Hwy. 90 in Precinct 3. Morris wishes to sell a 3.6 acre tract and retain the remaining 16.65 acres. The Court unanimously approved his request.
