Plans Approved for New Subdivision North of Round Top
Fayette County Commissioners granted preliminary approval to plans for a new subdivision north of Round Top.
The property is a 66-acre former farm with a house, a barn two ponds and various farm buildings. It’s located on SH 237 just south of the American Legion Post. Engineer Kirk Lowe of FSC, Inc. represented the developers, BSR Properties LLC, at the Commissioners Court meeting last Thursday, Feb. 24. The plans Lowe presented called for splitting the property into 23 residential lots that range in size from 2.05 to 5.06 acres. The plans also call for two commercial lots at the front of the property along SH 237.
The plans included a road system with three cul-de-sacs. The roads would be built to county standards at the developer’s expense. The roads would eventually become part of the public county road system.
“We wanted to present this to you to make sure we didn’t have any major changes based off our preliminary plat before we go out and survey and start laying out our roadway designs,” Lowe said. The preliminary plat indicated that the two commercial lots would be 1.32 and 1.31 acres – below the two-acre minimum that Fayette County requires for on-site septic systems.
“We’ll have to modify that,” Lowe said when informed about the rule.
Lowe said the property lies within Fayette Water Supply Corporation’s service area.
“I’m going to be calling to confirm if they can provide service to everybody so we don’t have to drill wells everywhere,” Lowe said. “But the sewer would all be septic on each of the lots.”
Commissioners unanimously approved the preliminary plat with the condition that all lots will meet county acreage requirements for septic systems.
