The new owner of Green Acres Apartments just outside La Grange breathed some new life into what was a run-down complex.

Juan Carlos Medoza, who works for a construction firm in Austin, bought the property on SH 159 about a year ago as a side project. He has now renamed the place “Premier Country Living.”

“It was in really bad shape,” Mendoza said. One part of the building was burned. The sewer was disconnected in multiple places. It was pretty much almost gone.”

But Mendoza saw poten- tial.

“When I found this property and came and looked at it, (the realtor) said, ‘Are you sure you want to mess with this?’” Mendoza recalled. “I took it as a challenge.”

Mendoza spent his weekends working on the project. He gutted the interior of the main building, replaced the windows, doors and siding, upgraded the electrical and plumbing systems, and laid new floors throughout. He also remodeled one of the two cabins on the property, and plans to begin work on the other soon.

Before the renovations, local law enforcement knew the apartments as a scene of numerous police calls over the years.

“I started doing background checks on new tenants,” Mendoza said. “Now some new families came in with kids. The environment is totally different. I’m excited to see kids playing around the place.”

He still has a little work to go on the place. But when he’s done, Mendoza said he will keep his eyes open for other properties that need a little love.

“Some people don’t care and let things go,” Mendoza said. “I’m all about making things better and rebuilding.”
