Local Home Values a Study in Contrasts

Average home values in Fayette County increased by 3.15 percent in 2020 according to figures from the Fayette County Appraisal District.

Each year at this time, the appraisal district calculates average home values for each of the governmental entities in Fayette County, which use that information when considering the property tax rate for next year. Those numbers also indicate the relative wealth in the different towns in the County.

Round Top leads the list, which comes as little surprise to local folks. But the actual number might surprise some – $489,574 for the average home in Round Top. That’s more than two-and-a-half times the average home value for the entire county, which stands at $185,150.

Just six miles of rolling prairie separates Round Top and Carmine. The children in both towns go to the same school. Yet according to the appraised values, a person could buy three average homes in Carmine for the price of one in Round Top.

Home values in the other towns north of the Colorado River are generally higher than those in areas south of the river. Fayetteville, which came in sec ond on the list at $206,443, had the biggest gain in average home values, nearly 6%.

Average home values in southern Fayette County were the lowest. Home values in Flatonia gained 3.59 percent in 2020 for an average of $146,969. Home values in Schulenburg gained 4.15 percent for an average of $126,606 this year.
