Fred Roberts is an experienced industry professional with over 30 years of industry knowledge and recently offered some insight on why insurance rates are climbing. “Inflation is just a part of it, but not all of it. Insurance is based on either replacement cost to replace your house or actual cash value for your house. Some of the reasons we have an issue is that the cost of materials went sky-high during COVID—some housing materials have increased over 50%.” stated Roberts. “And as a result of storms in Florida, fires in California, multiple hurricanes and numerous claims on roofs in Texas, insurance costs have increased exponentially. Add to that, reinsurers (insurance companies that insure the insurance companies) have raised their premiums on average, 40%100%. The insurance carrier can’t absorb all that loss. Consequently, these costs are ultimately transferred to the consumer.
“The states with the highest claims rates are Florida and Texas,” he added. “In Texas, in 2022, $338.4 million was paid out on hail losses alone, which is more than double the amount paid out in the next highest state.”
Those are additional reasons for rate increases. The current insurance rate is shown on the annual renewal policy everyone receives. It’s crucial to review these policies.
“I advise everyone to shop their insurance every three years, whether it’s commercial or residential,” Roberts said.

Recipe
Many thanks to Gina Hillock for this recipe: Carrot Cake 1 1/2 cups oil 1 cup brown sugar 1 cup white sugar 4 eggs 2 cups flour 2 tsp. soda 2 tsp. baking powder 3 cups grated carrots 1 to 2 tsp. vanilla Beat oil, sugar and add eggs, beating well. Add remaining ingredients. Fold in carrots. Pour into a greased and floured 9 x 13 inch pan or a Bundt pan. Bake about 45 minutes at 350 degrees. It may take longer in a Bundt pan. Let cool.
Icing 8 oz. pkg. cream cheese 1/2 stick butter 1 box powdered sugar About 1 to 2 tsp. vanilla A couple drops of almond extract (optional) Beat well by hand or use mixer Sprinkle chopped pecans or walnuts on top as desired.
This cake is very easy and does not need to be mixed with an electric mixer. Mixing by hand gives a great texture.
